This web page aims to assist you with your particular property if it cannot wait until normal business hours.

If a contractor is dispatched to your property, and the event is not deemed an emergency you may incur significant charges.

At all times you are the occupier of a rented property and you must make a decision or decisions relating to that property as if it were your own home. Decisions and actions should only be done to ensure that damage to the fabric of the building is minimised whilst at all times ensuring the safety of the occupants, residents and property nearby.

In cases where a crime is in progress, or if anyone is in imminent danger and you require an immediate response then dial 999 from a landline for the emergency services, or 112 from a mobile.



Burst or other Water Ingress

You have or are experiencing a burst or other water ingress inside the property. Please turn off the mains water at the stop tap. Then open all the taps to drain off the remaining water.



Loss of Heating and/or Hot Water

You have no hot water. This does not constitute an emergency. Please report this issue through the login section on this website or call your local office during normal office hours.



Gas

You have or have had a gas leak
If you smell gas:
Don’t smoke or strike matches
Don’t turn electrical switches on or off
Do put out naked flames
Do open doors and windows
Do keep people away from the affected area
Do turn off the meter at the control valve and then Call Transco’s 24 hour gas emergency service on 0800 111 999 then report the issue through the login section on this website or call your local office during normal office hours.



If you have been burgled

You have been burgled and therefore you must report this incident as a crime to your local constabulary. Their telephone number can be found in the phone book or by visiting www.police.uk If possessions are missing contact your insurance company. If you are insured contact your insurance company immediately, and advise your local branch office in-case there are any repairs to be carried out to the property, or in-case any of the landlord's possessions have been stolen.



If you are unable to gain access to your property

If you are unable to gain access to the property and you feel that this situation could be rectified by a locksmith, then you may call a 24 hour locksmith to attend the property. The cost of this will be yours and the cost will not be paid for by your landlord or Jordan’s if you are happy to bear the cost to gain access to the property then call, freephone 08000 187 187. Your landlord or Jordan’s are the only two bodies who can instruct tradespersons. If you feel that it is necessary to instruct a tradesperson to attend the property to provide you with assistance, then you do so at your expense. Your landlord may not reimburse you for any out of pocket expenses you experience by instructing a tradesperson yourself.



If you have no electricity to the property

You are experiencing loss of electricity to the whole property or to the whole of one floor of the property. Firstly check that this is not due to a power cut in the area by contacting your neighbours and contacting your supplier. If this is not the case, and you are the tenant in a managed property please contact your local branch office during normal office hours, otherwise contact your landlord. In the event of any power point or electrical circuit or plugged in appliance sparking or smoking, please switch off the supply at the fuse box.
